Dubai Hills Mall opened on 17 February 2022 at Dubai Hills Estate along Al Khail Road with 150,000 sqm of gross leasable area and approximately 650 retail and service units. Emaar Malls, the Emaar Properties subsidiary, owns and operates the property as the commercial anchor for the 2,200-hectare Dubai Hills Estate masterplan, a Meraas-Emaar joint development that will eventually house approximately 55,000 residential units across villas, townhouses, and apartments surrounding an 18-hole championship golf course.

Opening during the post-pandemic period when experiential retail was accelerating its share of GLA, the tenant mix reflects a format designed for estate residents who are at the mall because they live around it: the Magic Planet gaming and family entertainment complex, a dedicated outdoor terrace connecting directly into the Dubai Hills Estate park, Roxy Cinemas, and approximately 100 restaurants and cafés alongside the Inditex cluster, H&M, Marks & Spencer, Carrefour, and the full range of accessible-luxury and mid-market fashion that the Dubai Hills Estate demographic — primarily professional households in villa and townhouse units — shops routinely rather than occasionally.

The Al Khail Road arterial carries the primary access load, intersecting with Sheikh Mohammed Bin Zayed Road to the east and connecting south toward Expo City and Jebel Ali. The Dubai Metro Blue Line is planned to connect Dubai Hills Estate to the network; currently the property is car-dependent, with approximately 7,700 dedicated parking spaces. The Dubai Hills Estate residential community constitutes the core catchment for regular weekly visits; the broader Al Barsha South, Arjan, and Jumeirah Village Circle residential belt supplements frequency.
