Willowbrook Mall in Wayne, Passaic County, New Jersey holds the dominant enclosed retail position for the northwestern New Jersey market, operated by Brookfield Properties with a department store structure anchored by Bloomingdale’s and Macy’s. The property’s entertainment anchors distinguish it within the regional mall landscape: Dave and Buster’s, Round1 Bowling and Arcade, and the adjacent AMC Wayne 14 multiplex collectively position the complex as a leisure destination in addition to a conventional shopping centre, sustaining evening and weekend traffic independent of retail occasions.
The fashion and specialty retail register covers Zara, H and M, Uniqlo, Primark, Aritzia, Mango, and a broad mid-premium complement. Armani Exchange and Intimissimi sit at the accessible-luxury tier. The athletic category is anchored by lululemon, JD Sports, SNIPES, and Foot Locker. Fogo de Chao, P.F. Chang’s, Yard House, and The Cheesecake Factory form the full-service dining circuit.
Wayne sits in Passaic County, a residential market of approximately 500,000 residents bordering Bergen County to the east and Morris County to the south, with Route 46, Route 23, and I-80 access providing catchment coverage from the Clifton, Paterson, Totowa, and Parsippany communities. The entertainment anchor format draws a broader radius than pure retail would suggest, extending effective trade area pull into northwestern Bergen and Morris counties.
Willowbrook serves the primary comparison-shopping and leisure function for Passaic County, positioned between the Garden State Plaza corridor to the east and the Morris County lifestyle retail belt to the south. The entertainment complex character makes it a competitive property for brands where dwell time and repeat footfall matter; the fashion and dining tenant mix covers the full range from value through accessible premium without extending into the luxury tier served by Short Hills and Garden State Plaza.
Sit-down dining at the property includes Fogo de Chão, Buffalo Wild Wings, P.F. Chang's, The Cheesecake Factory and Yard House. Quick options include Charley's Philly Steak, Popeyes, QDOBA Mexican Eats, Ruby Thai Kitchen and Sarku Japan.
Yes. Cinemark operates inside Willowbrook Mall. For showtimes, use the Cinemark website or app.
Other attractions at the property include Dave & Buster's and Round1 Bowling & Arcade.
