Queens Center is anchored by Macy’s, Primark and JCPenney, with Macy’s and Primark each trading across three of its four floors. Macerich owns and manages the main mall and markets Queens Center at 967,000 sq ft in total, although parts of the anchor estate are separately owned. The operator directory snapshot of 19 September 2026 contains more than 150 active store, restaurant and kiosk listings, plus two temporarily closed listings, across the Lower Level and Levels 1 to 3, running from Apple, Zara, Sephora and H&M to independent jewellers, nail bars and phone repair counters.
Taubman Centers developed the property, which opened on 12 September 1973 with Abraham & Straus and Ohrbach’s as its anchors. Macerich acquired it in 1995, and in 2004 completed a $275 million redevelopment that added 250,000 sq ft of inline space, alongside a roughly 204,000 sq ft JCPenney box. The building housing JCPenney and Burlington is owned separately by Ashkenazy Acquisition Corp and connects directly to the main mall.
The centre sits on Queens Boulevard between 57th Avenue and Woodhaven Boulevard, next to the Woodhaven Boulevard station served by the M and R trains, and MTA bus routes including the Q11, Q29, Q52 SBS, Q53 SBS, Q59, Q60 and Q88 stop nearby. Macerich puts the total trade area at 2.5 million people, with a daytime population of 407,000 within two miles and an average household income of $111,000 across the trade area.
The 2024 financing appraisal put comparable inline sales at $1,731 per sq ft for the trailing year to July 2024, or $1,165 excluding Apple, with total mall sales of about $534 million. In October 2024 Macerich refinanced the property with a $525 million, five-year interest-only loan at a fixed 5.37 percent, which it described as its largest outstanding loan. About a third of the current directory entries are labelled as kiosks, concentrated in jewellery, beauty, snacks and phone-related services and including national chains such as Auntie Anne’s, Häagen-Dazs and Starbucks. The Lower Level food court holds Chick-fil-A, Chipotle, Panda Express, Dave’s Hot Chicken and Sarku Japan, while The Cheesecake Factory and Shake Shack trade from Level 1.
