Twelve Oaks Mall sits at Interstate 96 and Novi Road in Oakland County, drawing the Novi, Northville, Plymouth, South Lyon and Milford household base to the western side of Metro Detroit’s retail map, opposite the Somerset Collection and Rochester Hills cluster to the east. Taubman Centers opened the property in 1977; Simon Property Group acquired an 80 percent stake in 2020 and completed its full purchase of Taubman in November 2025, making Twelve Oaks one of the assets that consolidated under Simon’s direct ownership rather than a joint structure.
Nordstrom, Macy’s and JCPenney anchor the department-store floor, with Crate & Barrel (which relocated its only full-line Michigan store here from Somerset Collection in 2021, after 27 years in Troy), Pottery Barn and Williams-Sonoma carrying the home-and-entertaining tier and The Cheesecake Factory anchoring full-service dining. Sears closed in 2019, leaving a more than 200,000 sqft vacancy that Simon split three ways: Dick’s House of Sport, Primark, and Round1 Bowling & Arcade now occupy the former Sears box. A second, separate anchor space, formerly Lord & Taylor, has sat vacant since that chain’s 2020 liquidation and remains unassigned, distinct from the Sears redevelopment.
Tesla operates a showroom at the property serving electric-vehicle buyers across western Oakland and Livingston counties. Anthropologie, Aritzia, Free People, Athleta and Fabletics carry the property’s women’s contemporary fashion floor, with Apple, Coach and Kate Spade New York rounding out the technology and accessible-luxury tiers. Tapper’s, the Metro Detroit jeweler whose flagship stores at Somerset Collection and Orchard Mall sell Rolex and David Yurman, operates its Gold Exchange concept at Twelve Oaks, a distinct format from the full jewelry stores but carrying the same family reputation Oakland County shoppers already recognize.
POP MART and Build-A-Bear Workshop give the property a collectibles and family-entertainment floor that skews younger than the mall’s core luxury-adjacent register, while lululemon and FP Movement anchor the activewear category. Biggby Coffee, the Lansing-founded chain, is one of the few Michigan-native names in a tenant roster otherwise dominated by national brands, giving the food-and-beverage floor a regional marker that a purely national mall wouldn’t carry.
The Sears redevelopment illustrates a broader pattern landlords are watching: rather than backfilling with a single replacement anchor, Simon split the box between an experiential sporting-goods format, a value fast-fashion import, and a bowling-and-arcade operator, betting that three complementary draws outperform one conventional department store in a market where Nordstrom, Macy’s and JCPenney already cover the traditional anchor role. With no enclosed competitor of comparable scale in the I-96 western Oakland corridor, the property faces limited direct competitive pressure from other malls in the immediate catchment.
