Del Amo Fashion Center is a 232,000-sqm (approximately 2.5 million square feet) super-regional shopping centre in Torrance, one of the largest enclosed malls in the United States by gross leasable area. The property serves the South Bay market of Los Angeles County, a residential corridor of approximately 1 million residents spanning Torrance, Redondo Beach, Hawthorne, Carson, and the coastal communities from Palos Verdes to Long Beach.
The anchor structure covers the full retail tier range: Nordstrom at the premium end, Macy’s and JCPenney at the mid-market tier, and Macy’s Backstage at the off-price level, with Dick’s Sporting Goods anchoring the experiential athletic category. The entertainment complex includes AMC, Dave and Buster’s, and The Escape Game. The Japanese food and retail culture is the most distinctive characteristic of the tenant mix: Mitsuwa Marketplace, Din Tai Fung, Santouka Ramen, Books Kinokuniya, and Book Off collectively create a Japanese cultural retail cluster reflecting the large Japanese-American population of the South Bay corridor. The broader dining offer includes North Italia, Lazy Dog, BJ’s Restaurant and Brewhouse, and Shake Shack. Sports and fitness covers lululemon, Alo Yoga, Vuori, and JD Sports.
The South Bay catchment is defined by the I-405 corridor running through Torrance toward Long Beach and connecting to the greater Los Angeles freeway network at the I-110 and I-105 interchanges. The South Bay holds a substantial defence, aerospace, and technology employment base, generating a middle-to-upper-income professional demographic that supports the mall’s broad tier range. No direct rail serves the Torrance core, making Del Amo primarily a car-access property.
Del Amo Fashion Center’s scale and its tier breadth give it a different market function from the premium-concentrated malls of the Westside: it serves the comparison-shopping mission for a large, diverse South Bay population across all income levels. For brands evaluating the South Bay Los Angeles market, Del Amo provides the broadest single-property consumer reach in the corridor south of the I-10 and west of Long Beach.
Sit-down dining at the property includes Lazy Dog Restaurant & Bar, BJ's Restaurant & Brewhouse, Din Tai Fung, North Italia, Outback Steakhouse, P.F. Chang's and PF Chang's China Bistro. Quick options include Charley's Philly Steak, Chipotle, Panda Express, Popeyes and Sarku Japan.
