About this mall

Nueva Condomina is the largest shopping centre in the Region of Murcia and Klépierre’s southern-Spain anchor alongside its central-eastern Plenilunio asset. The 120,000-sqm regional centre opened in 2006 on the northern outskirts of Murcia city along the A-7 motorway, with a catchment that captures the entire Region of Murcia (1.5 million residents) plus material spillover from southern Alicante province and northern Almería. Klépierre acquired Nueva Condomina through its 2014 Corio integration and has since invested in tenant repositioning toward higher-productivity formats.

The catchment dynamics are unusual within Spanish retail. The Region of Murcia is one of Spain’s lower-income autonomous communities, with average household disposable income running roughly 15 percent below the national figure, but the regional catchment is also one of Spain’s most concentrated, with no competing super-regional centre at comparable scale. Nueva Condomina captures essentially uncontested regional volume, generating high transaction counts at moderate average tickets.

Tenant strategy is calibrated for this volume-led catchment. Hipercor’s hypermarket on the lower level remains the daily-necessity engine; Primark and H&M anchor apparel volume; the Inditex group cluster covers fashion across price points; Yelmo Cines and the integrated bowling complex extend leisure dwell. The asset has continuously expanded its restaurant cluster, now representing roughly 18 percent of GLA, reflecting Klépierre’s broader European thesis on F&B-led dwell-time programming.

For Klépierre, Nueva Condomina provides the operator’s southeastern Spanish coverage, complementing Plenilunio’s eastern Madrid catchment and Maremagnum’s Barcelona urban positioning. The three-asset Spanish footprint gives Klépierre disproportionate exposure to the Spanish retail market relative to its 1.4-percent national portfolio share.
