Roma Est’s catchment is privileged by the absence of comparable super-regional competitors across the eastern and northeastern Rome metro. Porta di Roma at IGD’s flagship sits on the northern axis, Euroma2 at IGD’s southern flagship serves the EUR district, and Roma Est dominates the eastern corridor between the GRA ring road and the Tiburtino industrial belt. The Via Collatina provincial axis provides direct road access from central Rome neighbourhoods that lack their own retail anchor at this scale.
Within Klepierre’s pan-European portfolio, Roma Est anchors the operator’s Italian commitment alongside Le Gru in Turin. The two assets together account for the bulk of the operator’s Italian rental income on a single-asset basis.
