Tiburtino is one of Carrefour Property’s Rome metro assets, operating in Guidonia Montecelio along the Via Tiburtina provincial axis that connects central Rome to the Tiburtino industrial belt and beyond toward L’Aquila and Abruzzo. The 28,000-sqm regional centre serves the Guidonia, Tivoli, and Bagni di Tivoli residential catchments alongside the workforce of the substantial Tiburtino industrial parks east of the GRA ring road.

The format combines a Conad hypermarket anchor with approximately 90 stores arranged across a single retail level focused on convenience and family-oriented categories. The tenant mix concentrates on daily and weekly catchment requirements rather than discretionary regional draw, with international vertical apparel chains present at value tier rather than the full mid-market roster.

The catchment dynamics reflect the property’s mid-tier positioning. The northeastern Rome metro corridor lacks a super-regional alternative within reasonable driving distance, with Centro Commerciale Roma Est 15 kilometres south at the Collatina axis, Porta di Roma 12 kilometres west on the GRA ring road, and the Abruzzo regional retail beginning beyond L’Aquila 90 kilometres east.
