About this mall

Metropolis at Metrotown opened in 1986 at 4800 Kingsway in the Metrotown district of Burnaby, British Columbia, with 165,000 sqm of gross leasable area and approximately 450 retail and service units. The property is owned and managed by Ivanhoé Cambridge as the largest enclosed shopping centre in British Columbia by GLA and the flagship BC retail asset within the Ivanhoé Cambridge portfolio.

Metrotown SkyTrain station on the Expo Line sits immediately below the mall’s entrance, and the station is consistently among the highest-ridership stations in the SkyTrain network outside of Waterfront and Commercial-Broadway. This transit integration is the defining structural advantage of the property: Metropolis at Metrotown is the only BC mall where the SkyTrain station functions as the primary entrance lobby. The retail programming spans the full spectrum from luxury and premium fashion through mass-market and value retail, accommodating a catchment that ranges from downtown Vancouver office workers to Burnaby and New Westminster residents. Cineplex operates a major multiplex with IMAX. The full Inditex cluster, H&M, Uniqlo, Sport Chek, Winners, and HomeSense anchor the fashion and lifestyle floors. The food court and dining circuit span nearly 60 restaurants and cafés.

The Burnaby-New Westminster corridor from which Metropolis draws constitutes over 325,000 residents within direct transit reach. The Expo Line connects the mall to downtown Vancouver in approximately 20 minutes and to Surrey in a further 20 minutes, extending the practical transit catchment across the entire Expo Line spine. Dedicated parking for approximately 8,500 vehicles serves car-dependent arrivals. The broader Metro Vancouver metropolitan population of approximately 2.8 million provides the regional draw for the luxury and premium components.

Ivanhoé Cambridge operates Metropolis at Metrotown as its flagship BC retail asset. The SkyTrain adjacency is the structural moat: no other major enclosed mall in BC has a rapid transit station embedded in its entrance structure, and the ridership growth of the SkyTrain network has increased the transit catchment multiplier year over year since the Expo Line opened in 1986.
