Guildford Town Centre opened on November 8, 1966, at 10355 152 Street in the Guildford district of Surrey, British Columbia, with approximately 111,300 sqm of gross leasable area, the largest super-regional shopping centre serving Surrey and the Fraser Valley. The property is owned by Ivanhoé Cambridge (50%) and LaSalle Investment Management (50%), JLL’s real estate investment arm, following a stake sale confirmed in industry reporting. Ivanhoé Cambridge manages the centre.

Surrey is British Columbia’s second-largest city by population with approximately 600,000 residents, and among the fastest-growing large cities in Canada, adding tens of thousands of new residents annually through immigration and migration from Metro Vancouver. Guildford Town Centre is the largest enclosed mall in Surrey, serving as the retail destination for the northern and central Surrey communities, serving a catchment that includes not only Surrey but portions of Langley, Delta, and Abbotsford that find Guildford more accessible than Metropolis at Metrotown. Hudson’s Bay, a former anchor, permanently closed in June 2025 as part of the chain’s national liquidation. Walmart currently anchors the property, with Sport Chek, Winners and H&M among the fashion and lifestyle floor tenants alongside a comprehensive food court, and lululemon among the specialty tenants. King George Station, the SkyTrain Expo Line terminus in Surrey City Centre, along with planned SkyTrain extensions, will incrementally improve transit connectivity that is currently served primarily by bus routes.

The Surrey catchment within 10 kilometres of Guildford holds approximately 400,000 residents, one of the largest suburban retail catchments in British Columbia. The Fraser Highway and 104 Avenue arterials provide the primary car access. Surrey’s demographic profile, heavily South Asian, East Asian, and recent immigrant, informs the F&B programming and specialty retail that distinguishes Guildford’s tenant mix from comparable BC malls.

Ivanhoé Cambridge manages Guildford Town Centre within a national portfolio that includes Metropolis at Metrotown and Carrefour Laval. The sustained population growth of Surrey, driven by international immigration and the affordability dynamic relative to Vancouver, creates a structural commercial tailwind at Guildford that most established Canadian malls do not currently enjoy.
