Garbera

Garbera is the dominant shopping centre of the Basque Country’s eastern province (Gipuzkoa) and Lar España Real Estate’s northernmost Spanish asset. The 38,000-sqm regional centre operates in San Sebastián (Donostia in Basque), a city of 188,000 residents on Spain’s northern coast, with a catchment that extends across Gipuzkoa province and into the southwestern French border region. Lar España acquired Garbera in 2017 and completed a comprehensive expansion and renovation in 2023-2024, effectively repositioning the asset for the next operating decade.

The 2023-2024 expansion is the asset’s defining recent event. Lar España invested in additional GLA, full tenant-mix refresh, and architectural upgrades that brought Garbera in line with the SOCIMI’s lifestyle-format thesis applied at Lagoh in Sevilla. The expansion added a Decathlon flagship, refreshed the Inditex group cluster, and substantially expanded the food and beverage tenant base. Tenant turnover during the expansion period created a near-clean-slate restart for the asset’s commercial trajectory.

The catchment structure is unusual within Spanish retail. Gipuzkoa’s strong Basque cultural identity and high disposable income (the province ranks among Spain’s top three by household income) translate into preference for Basque-language tenant signage, locally rooted F&B formats, and a broader cultural calibration that few Spanish national chains automatically deliver. Garbera’s tenant strategy reflects this localisation, with Eroski (Basque cooperative supermarket) holding a privileged anchor position over the Spanish hypermarket competitors.

For Lar España, Garbera represents the operator’s Basque presence and a structural play on one of Spain’s wealthiest regional retail markets. The 2023-2024 expansion repositions the asset for renewed growth in a province where retail competition remains structurally constrained.
