Lagoh

Lagoh is the most modern shopping centre in southern Spain and Lar España Real Estate’s flagship development since the SOCIMI’s 2014 listing. The 100,000-sqm lifestyle centre opened in September 2019 in the southern district of Sevilla city, with retail circulation organised around a 6,000-sqm artificial lake that serves as the centre’s architectural and programming anchor. The lake hosts daily water and light shows during summer evening hours, with seating terraces and restaurant frontages facing the water on three sides.

The lifestyle-centre format breaks with the enclosed mall typology that dominates Andalusian retail. Tenant frontages face open-air streets pedestrianised between two main retail bands; parking is distributed underground and at the perimeter; the central plaza is programmed for events ranging from outdoor cinema to seasonal markets. Lar España’s design thesis prioritised dwell-time programming over traditional retail-volume optimisation, betting that Andalusian climate and consumer behaviour favour open-air formats over enclosed alternatives.

Tenant composition reflects the lifestyle thesis. Primark anchors apparel volume; the Inditex group cluster (Zara, Massimo Dutti, Pull&Bear, Bershka, Stradivarius, Oysho) covers full price-point spread; Mercadona handles daily necessities; the Yelmo Cines multiplex and a 35-restaurant cluster (the largest F&B concentration in any Andalusian centre) generate evening and weekend dwell. The mix excludes hypermarket anchors, deliberately positioning Lagoh as a lifestyle destination rather than weekly necessity stop.

For Lar España, Lagoh is the operator’s Andalusian flagship and the SOCIMI’s clearest demonstration of the lifestyle-centre thesis in southern Spain. The asset’s first three operating years generated like-for-like growth materially above the Lar España portfolio average, validating the format adaptation to Mediterranean climate conditions.
