The 2015-2017 expansion fundamentally repositioned Sherway Gardens from a standard enclosed regional mall into Etobicoke’s premium fashion destination, adding Nordstrom, Saks Fifth Avenue and a renovated Hudson’s Bay as three simultaneous department-store anchors. Sporting Life, H&M, and Zara anchor the current fashion and lifestyle floors alongside premium jewellery and lifestyle boutiques.
The Etobicoke catchment of approximately 400,000 residents forms the primary residential base, with the Mississauga east end and the airport-area professional and corporate community supplementing the residential draw. The 427/QEW interchange gives the property exceptional highway access from across the western GTA. Surface parking for over 3,500 vehicles accommodates the predominantly car-dependent Etobicoke and Mississauga catchment.
Cadillac Fairview manages Sherway Gardens as the Toronto west end anchor alongside the Eaton Centre and Fairview Mall. The 2015-2017 expansion was the decisive commercial repositioning, it moved the property from regional community mall competition with suburban counterparts into premium fashion destination competition with Yorkdale, a shift that elevated retail productivity per square foot substantially.
