nex opened on 26 November 2010 at 23 Serangoon Central with 58,000 sqm of net lettable area across six levels as the principal retail anchor of the Serangoon regional hub. The property is owned by Frasers Centrepoint Trust (FCT) as a key suburban asset within the FCT Singapore retail portfolio.

Serangoon Bus Interchange is built physically into the lower levels of the nex structure, not merely adjacent to it. Bus commuters arriving and departing the Serangoon hub pass through the mall’s ground-level transit concourse, creating a transit-captive footfall that reaches the retail floors whether or not the visit is intentionally for shopping. This is a distinct structural advantage over malls with bus interchanges nearby: the physical integration means that every bus commuter using the Serangoon interchange is functionally inside the mall at the point of arrival and departure. NTUC FairPrice Finest anchors the grocery programming. Shaw Theatres operates the multiplex cinema. H&M, Zara, Uniqlo, Cotton On, Charles & Keith, and Sephora anchor the fashion and beauty floors. The northeastern Singapore planning areas of Serangoon, Hougang, Sengkang, and Punggol house approximately 700,000 residents, one of the principal suburban growth corridors in Singapore. Parking accommodates approximately 1,300 vehicles alongside the bus interchange and MRT access.

FCT manages nex as a northeastern Singapore suburban anchor within a portfolio that also includes Causeway Point, Northpoint City, and Waterway Point. The bus interchange integration and the dual-line MRT interchange give nex a transit connectivity level that most suburban malls of similar GLA do not achieve. The northeastern corridor continues to grow with Punggol’s ongoing residential expansion, extending the potential catchment further along the North-East Line.
