IGD SIIQ acquired FAN Mallorca shortly after the centre’s opening as part of the operator’s first move into the Spanish market. The asset remains IGD’s only non-Italian retail property, giving the operator a discrete exposure to the Spanish island-tourism economy that complements its primarily Italian regional and lifestyle portfolio. IGD’s involvement in the Spanish market beyond FAN Mallorca has not progressed substantially since 2016, suggesting the property functions as a strategic single-asset position rather than a platform for further Iberian expansion.
Tenant strategy is calibrated for the island’s hybrid resident-tourist catchment. Primark anchors apparel volume at one of the larger Balearic flagships; H&M and the Inditex group cluster cover full price spread; MediaMarkt occupies the consumer electronics anchor position; Cinesa’s multiplex extends evening dwell programming. Mass-market dining concentrates on the upper level, with food court tenants calibrated to family and tourist visitor profiles rather than premium destination dining.
For IGD SIIQ, FAN Mallorca generates stable trading metrics insulated from Italian retail-cycle volatility. The asset’s tourist-driven seasonality differs structurally from Italian regional centres, providing the operator with portfolio diversification that few comparable Italian REITs have replicated through direct international acquisition.
