Alderwood Mall is a 1.3 million square foot mixed-use retail and residential center in Lynnwood, Washington, operated by Brookfield Properties. The property spans an enclosed mall core and two open-air extensions, The Village and The Terraces, and has evolved over the past decade from a conventional regional mall into a genuine live-work-shop environment following the conversion of its former Sears anchor space into Avalon Alderwood Place, a 300-unit residential community with ground-floor retail. That transition repositioned the center as Snohomish County’s primary retail hub with a permanent residential population integrated into the property itself.
Lynnwood sits at the northern edge of the Seattle metropolitan area in Snohomish County, a trade area that draws from Edmonds, Mountlake Terrace, Mukilteo, and the broader I-5 corridor communities north of Seattle. The opening of the Lynnwood City Center Link Light Rail station in 2024 added direct transit access from downtown Seattle and the surrounding metro without a car, materially expanding the property’s catchment area and evening traffic potential. The consumer base spans a broad range of households across the middle to upper-middle income spectrum, with consistent demand across apparel, dining, entertainment, and personal care categories.
Anchored by Nordstrom, Macy’s, and JCPenney, the retail structure covers both full-service and accessible fashion across the enclosed mall. Dave & Buster’s and Dick’s Sporting Goods occupy significant space in the redeveloped anchor wing, driving evening and weekend traffic independent of traditional retail missions. The Terraces houses a 16-screen theater alongside a restaurant cluster that includes Fogo de Chao, The Cheesecake Factory, Baekjeong Korean BBQ, and P.F. Chang’s, establishing a food and entertainment destination that sustains visits well beyond shopping hours.
For brands evaluating the greater Seattle suburban market, Alderwood Mall is the primary enclosed retail address north of the city. The transit connection, residential density, and entertainment anchor structure make it one of the stronger mixed-use retail assets in the Pacific Northwest, suited to brands across apparel, beauty, specialty retail, and food and beverage that benefit from consistent daily traffic rather than destination-only visits.
Sit-down dining at the property includes Fogo de Chão, P.F. Chang's and The Cheesecake Factory. Quick options include Cafe Rio, Charley's Philly Steak, Chipotle, Panda Express and Sarku Japan.
