Apple’s Oklahoma store network splits between two addresses: Penn Square Mall in Oklahoma City and Woodland Hills Mall in Tulsa. That two-store footprint gives Woodland Hills a clear role in the state’s retail geography, serving Tulsa as a distinct national-brand market rather than as an extension of Oklahoma City.
Simon lists more than 150 stores at Woodland Hills, including more than 65 concepts not found elsewhere in Tulsa. Dillard’s, JCPenney and Macy’s hold the department-store tier, while SCHEELS replaced the former Sears position with a 319,000-square-foot store that opened on October 19, 2024. Coach and Michael Kors add an accessible premium layer, and Champs Sports, Foot Locker, JD, Lids Locker Room and Zumiez contribute to a broad sports and streetwear register.
The property opened in 1976 at 7021 South Memorial Drive, and Simon has held its ownership interest since acquiring the property in 2002. Simon reported 1,238,604 square feet and 98.4 percent occupancy at year-end 2025, while its leasing material positions Woodland Hills as a super-regional destination serving Tulsa alongside Broken Arrow, Jenks and Bixby. That makes the south Tulsa location a metro-wide draw rather than a neighborhood shopping center.
For a brand entering Oklahoma, Woodland Hills and Penn Square represent two separate market nodes rather than interchangeable addresses. Penn Square provides the Oklahoma City position; Woodland Hills provides Tulsa and the wider Green Country catchment. The more than 65 Tulsa-exclusive stores at Woodland Hills are the useful signal: a substantial share of its specialty register has no second address elsewhere in the metro.
Sit-down dining at the property includes Texas de Brazil and The Cheesecake Factory. Quick options include Burger King, Charley's Philly Steak, Chick-fil-A, Popeyes and Ruby Thai Kitchen.
