The Mall at Wellington Green

Western Palm Beach County is a market of its own. Wellington’s equestrian estates, the subdivisions of Royal Palm Beach and the growth along Southern Boulevard toward Loxahatchee form a residential catchment with above-average incomes and no enclosed mall alternative short of the coast. The Mall at Wellington Green, opened on October 8, 2001 at Forest Hill Boulevard and State Road 7, is that catchment’s regional centre.

Dillard’s and JCPenney have anchored since opening day, Macy’s since 2005 through the Burdines conversion, and City Furniture and Ashley HomeStore hold the home-furnishings boxes. CMX Cinemas, added in 2017, Palm Beach Improv and Kid’s Empire make up an entertainment layer that is unusually deep for a suburban mall, and Apple, H&M, Lush, Bath & Body Works, Hollister, Tommy Bahama and Victoria’s Secret fill the fashion floor. Bath & Body Works has described this store as one of its three strongest in South Florida.

Ownership is the part of the story that a tenant should read. Taubman developed the centre; Starwood Capital bought it in 2014 for $341 million; the owners defaulted and the property passed into receivership, and Spinoso Real Estate Group manages it on the lender’s behalf. Nordstrom left in 2019, and the proposal on the table since 2023 is to demolish that box and build hotel rooms and residences on its parking field, subject to Wellington’s master-plan approval.

A mall in receivership with a profitable operating business is a particular kind of opportunity. Rents are set by a manager whose mandate is occupancy and stability, the catchment is not going anywhere, and the redevelopment of the Nordstrom lot, if approved, would add a resident and hotel population to a site that depends on the drive-in trade from State Road 7.
