Hampshire Mall

The Pyramid Companies opened Hampshire Mall in 1978 in Hadley, Massachusetts, a small college-and-farming town within Hampshire County positioned between the more affluent towns of Amherst and Northampton, anchored at opening by JCPenney, Kmart and Steiger’s. The property’s catchment draws heavily on the “Five Colleges” student population, University of Massachusetts Amherst, Hampshire College, Mount Holyoke College, Amherst College and Smith College, alongside the mall’s own primarily one-story layout with a small second floor.

At roughly 40,400 sqm, the mall carries approximately 30 to 40 stores, currently anchored by JCPenney, Target (which replaced the original Kmart) and DICK’S Sporting Goods. Interskate 91, a roller rink, and a six-screen movie theater at opening (since altered from its original configuration) have historically anchored the property’s entertainment offer, positioning Hampshire Mall as a genuine local gathering point beyond pure retail.

Spinoso Real Estate Group currently manages the property on behalf of owners Deutsche Bank Trust Co. Americas and Wells Fargo Commercial Mortgage Securities. In early 2025, developers filed plans to subdivide the mall’s parcel to create standalone properties for Chase Bank and Trader Joe’s, separating those pad sites legally from the mall’s interior corridors and insulating both from broader mall vacancy trends.

That college-town catchment strategy, built around a “discount and trend” tenant mix serving a large, transient student population within an otherwise rural Hampshire County market, distinguishes Hampshire Mall from conventional suburban regional malls, and the 2025 pad-site subdivision reflects how even a college-catchment mall has had to structurally separate its most valuable tenants from its own broader vacancy risk.
