The former Sears anchor at Tacoma Mall was demolished in April 2019, and Simon Property Group has used the site for a different kind of backfill. The two-building, 26,000-square-foot Village shifts part of the former anchor parcel toward outward-facing restaurants and retail, with Shake Shack, Dave’s Hot Chicken, Happy Lamb Hot Pot, Supreme Dumplings and additional concepts occupying or joining the project. It converts a single department-store parcel into multiple exterior-facing uses rather than replacing Sears with another enclosed anchor.
The enclosed mall still retains a substantial large-format tier led by Nordstrom, Macy’s, JCPenney and DICK’S Sporting Goods. Nordstrom relocated into a new 138,000-square-foot store in October 2008, while Macy’s now carries Macy’s Backstage inside the department store. Off-price sits alongside full-price on the same property: Nordstrom Rack trades in Suite 1670 and Kohl’s in Suite 1650, giving the building both halves of the Nordstrom banner. A multimillion-dollar renovation launched in 2025 has added more than 100,000 square feet of new flooring alongside updates to the food court, entrances, restrooms, seating and children’s play area.
Tacoma Mall sits directly on the Interstate 5 corridor south of Seattle and functions as Simon’s major enclosed retail property for Pierce County. Apple, Sephora and lululemon give the specialty register a premium layer without a luxury department-store anchor. Sneaker and athletic retail is also unusually broad, with JD, Foot Locker, Shoe Palace, Shiekh Shoes, Vans and other sports-led concepts trading alongside the DICK’S box.
