Destin, Florida, is one of the highest-traffic beach resort destinations on the Gulf Coast, drawing an estimated 5 to 6 million visitors annually to the Emerald Coast corridor of Okaloosa and Walton Counties. Silver Sands Premium Outlets in Miramar Beach, on the eastern edge of the Destin resort area, operates as the primary outlet destination for that visitor economy — an open-air Simon Premium Outlets centre whose trade area logic is defined by the tourist season, the weekend beach visitor from Birmingham, Atlanta, Nashville, and other drive-market cities, and the permanent Panhandle residential base that otherwise lacks convenient outlet access.
Saks OFF 5TH anchors the department store off-price tier. The premium outlet register includes Tory Burch, Coach, Kate Spade, Michael Kors, Polo Ralph Lauren, Brooks Brothers, J.Crew, and L’Occitane. The active and outdoor tier covers The North Face, Nike, Adidas, Under Armour, Columbia, New Balance, ASICS, and Tumi. The family and lifestyle circuit runs through Levi’s, Calvin Klein, Tommy Hilfiger, Banana Republic Factory, Gap, Old Navy, Eddie Bauer, LOFT, Talbots, White House Black Market, Ann Taylor, Vera Bradley, and Dooney and Bourke. A Disney outlet store serves the family tourist segment. Carrabba’s Italian Grill and Big Bad Breakfast anchor the full-service dining tier.
The Miramar Beach location on US-98 (Emerald Coast Parkway) provides road access from the full Panhandle beach corridor, with the primary drive-market origin points in Alabama, Georgia, and Tennessee generating peak-season traffic from May through August and a secondary season around Christmas and spring break. The permanent residential catchment spans Okaloosa, Walton, and Santa Rosa Counties, with Fort Walton Beach, Niceville, and Crestview as the primary residential communities.
For brands evaluating Florida Panhandle outlet presence, Silver Sands Premium Outlets is the only Simon-network premium outlet centre on the Emerald Coast, and the Destin-area tourist economy produces transaction volumes and premium brand mix justification that the underlying permanent population alone would not sustain — a structure that makes it commercially comparable to resort-market outlet centres in mountain and coastal destinations rather than to conventional residential-catchment outlet properties.
