Laredo sits on the largest United States to Mexico land trade gateway by merchandise value, and Mall del Norte is the enclosed retail that gateway feeds. CBL puts annual border crossings into the city at roughly 13.6 million, with Monterrey 143 miles away, and lists 167 stores across just over 1.2 million square feet.
The tenant mix carries the border-market character directly. Casa Raul Western Wear trades here alongside La Perfumeria, Delicatesse Express, Melrose Family Fashions and Soccermania. Kendra Scott and James Avery Artisan Jewelry add two established Texas jewelry brands above them.
Dillard’s, Macy’s with both a Backstage and a separate Macy’s Home Store, and JCPenney hold the department store tier. Cinemark runs the screens, Main Event and TruFit cover entertainment and fitness, and Barnes & Noble holds books. Mega Furniture opened in the former Sears in April 2024, four years after that store closed.
Two measures of the border trade point in different directions, and they capture different things. CBL markets the crossing volume as a strength, while Dallas Fed research published in 2026 finds Laredo’s exported retail sales fell from an average 51.1 percent of local retail across 1978 to 2001 to 13.0 percent across 2002 to 2023. Citywide cross-border retail dependence has fallen sharply; Mall del Norte’s current tenant mix still carries clear border-market cues. Cross-border demand remains material without being sufficient as the property’s only demand thesis.
Quick options include Charley's Philly Steak, Chick-fil-A and Sbarro.
