Azrieli Ayalon Mall, on Aluf Sade Street in Ramat Gan, opened in July 1985 as Israel’s first enclosed shopping mall. The property launched the Hebrew word “kanyon” (a play on liknot, meaning “to buy”, and henyon, “parking lot”) which has since become the standard term for any covered shopping center in Hebrew. It also launched Azrieli Group as the dominant force in Israeli mall retail.
The original 25,000 square meter single-floor format combined a wide retail mix with extensive surrounding parking, transplanting the suburban American shopping center concept to the Tel Aviv metropolitan area. A 15-screen cinema complex and an extensive food court anchored the entertainment offer from launch.
The property crossed a structural threshold in 2018, when Azrieli unveiled an innovative 10,000 square meter second floor, marketed as the largest brand floor in Israel and dedicated to flagship store formats. The expansion brought total GLA to approximately 35,000 square meters and added a tenant mix oriented toward international fashion, beauty, sport, and electronics anchors that demand multi-thousand-square-meter footprints.
Daily visitor counts run into the tens of thousands. Industry commentary in Israeli press has described Ayalon as one of the most profitable malls in the world on a per-square-meter basis, helped by the captive Ramat Gan and Givatayim catchment and proximity to the National Stadium.
For retail expansion teams entering Israel, Ayalon Mall offers a high-density Tel Aviv-area outpost that competes with Ramat Aviv Mall on flagship store roll-outs and with Azrieli Center Tel Aviv on transit-driven foot traffic. The property is the Israeli reference case for enclosed mall design and continues to anchor Azrieli’s domestic retail portfolio.
