National City, incorporated at the southern edge of San Diego County several miles from the San Ysidro international border crossing, positions Westfield Plaza Bonita as the primary enclosed regional mall for the binational consumer catchment that the South San Diego corridor generates from both the US residential base in National City, Chula Vista, and south San Diego and the Tijuana and northern Baja California cross-border shopping visitor who accesses the US retail market through the San Ysidro and Otay Mesa ports of entry. The 1.1 million square foot property, owned by URW, anchors the South San Diego enclosed regional format for a trade area whose cross-border commercial traffic and distance from the Mission Valley and Fashion Valley retail inventory give it a captive regional demand that both populations sustain across distinct purchase occasions.
Macy’s, JCPenney, and Target anchor the department store tier, with Nordstrom Rack providing the off-price premium fashion position that extends the property’s accessible luxury reach. Round1 Bowling and Arcade, Escapology, and AMC Theatres anchor the entertainment and activity occasion. The fashion register covers the accessible and teen-driven range: American Eagle, H&M, Hollister, Hot Topic, PacSun, Tillys, Torrid, and Vans serve the volume fashion occasion. Champs Sports, Foot Locker, JD Sports, and Pro Image Sports collectively anchor the athletic footwear and sports apparel position.
For expansion teams evaluating the South San Diego and US-Mexico border retail market, Westfield Plaza Bonita provides the primary Class A enclosed regional access to a binational catchment whose combined purchasing power the I-805 and Route 54 interchange positions the property to serve from both the American residential base and the cross-border visitor segment. The department store and Nordstrom Rack configuration, combined with Round1 and AMC entertainment anchors, sustains a visit occasion that the Chula Vista and National City household base generates at a frequency that National City’s dense residential footprint supports year-round.
