Fox Valley Mall is a two-level enclosed regional mall with a lower-level food court at Route 59 and New York Street in Aurora, Illinois, serving Aurora, Naperville and the wider Fox River Valley along the I-88 corridor. Urban Investment and Development Company and Homart Development Company developed the centre, which opened on July 30, 1975. Westfield acquired the property in 2002. In December 2015 a joint venture of Centennial Real Estate, Montgomery Street Partners and USAA Real Estate acquired an 80% interest, with Centennial taking over management and Westfield retaining a minority stake.
Macy’s and JCPenney are the department store anchors, with Macy’s Backstage operating inside Macy’s on Level 2. Round1 Bowling & Arcade occupies a two-level entertainment space. Sears and Carson’s both closed in 2018. The former Sears site was redeveloped as Lumen at Fox Valley, a 304-unit apartment community completed in 2022. The 323-unit Lucca Fox Valley welcomed its first residents in early 2025 and held its grand opening in June 2025. Both residential phases were delivered by Focus with Atlantic Residential and Centennial, joined by Affinius Capital on Lucca.
The operator directory snapshot from September 2026 contained more than 130 retail and food listings. National names include H&M, Victoria’s Secret, PINK, Bath & Body Works, Foot Locker, JD Sports, Champs Sports, Hollister Co., American Eagle, PacSun, Zumiez, Books-A-Million and Build-A-Bear Workshop. They sit alongside a large base of independent and regional operators such as American Science & Surplus, Hacienda Western Wear and Tapville Social. The same snapshot showed 12 food court counters on the Lower Level, including Panda Express, Subway, Sbarro and Great Steak & Potato Co.
Lumen and Lucca together add 627 apartments to the property. The residential phases have changed the composition of Fox Valley without replacing its enclosed retail core, and the centre now operates as a mixed-use property with two department store anchors rather than the four-anchor configuration it reached in 1977.
