The Woodlands Mall

Brookfield Properties operates The Woodlands Mall as one of its major Houston-area assets, and the 2014 arrival of a full-line Nordstrom was the move that separated it from the rest of the north Houston market. The centre opened in October 1994 at Interstate 45 and Lake Woodlands Drive, developed by The Woodlands Corporation with Homart, and passed to General Growth Properties and then to Brookfield in 2018. It is the retail core of a master-planned community that was designed around it.

Four department stores trade under one roof, and all four are full-line: Nordstrom, Dillard’s, Macy’s and JCPenney. A trade area that supports that stack without cannibalisation is rare in Texas outside the Galleria, and the 2016 addition of DICK’S Sporting Goods added a fifth anchor-format box on the former Sears footprint.

The inline register confirms what the anchors suggest. Apple, Anthropologie, Free People, Urban Outfitters, Pottery Barn and Arhaus hold the full-price specialty tier; Vuori, Athleta, JD Sports and The North Face cover active apparel; Lucchese Bootmaker, James Avery and Trudy’s Hallmark give the floor a Texas signature that national malls do not carry. Psycho Bunny, UNTUCKit, Chubbies and Tyler’s point to the younger professional who has moved into The Woodlands in the last decade.

Food is the traffic engine that Brookfield has invested in most visibly. The Cheesecake Factory, P.F. Chang’s, North Italia, Fleming’s Prime Steakhouse and Torchy’s Tacos operate as full restaurants, Shake Shack and Salata cover fast casual, and the outdoor section added in 2004 along The Woodlands Waterway links the mall to Market Street and the hotel district by water taxi. Brookfield’s next phase, outlined in January 2023 for construction from 2025, adds 80,000 square feet of outdoor retail and dining and two hotels on the southwest corner of the site.

The catchment is the reason all of this pencils: The Woodlands’ corporate campuses and employment base, a household income profile well above the Houston median, and an I-45 corridor that pulls Conroe, Spring and Montgomery County past the mall on the way to the city.
