Southgate Mall is the principal regional shopping centre in Missoula, Montana, at 2901 Brooks Street in the south Missoula commercial corridor, opened in 1978. The hybrid enclosed and open-air asset spans approximately 600,000 square feet and is the largest retail centre in western Montana. Dillard’s (two locations), Scheels All Sports, and AMC Theatres form the main anchor stores, with Scheels occupying approximately 119,000 square feet following its 2021 opening in the former JCPenney space.
The tenant mix covers the regional mall format expected for a university city and mountain west gateway. H&M, American Eagle, Hollister, Gap, lululemon, Maurices, and Athleta cover the fashion register across market segments. Bath & Body Works, Victoria’s Secret, and PINK handle the specialty personal care and lingerie categories. Hobby Lobby covers crafts and specialty home items. Claire’s, Build-A-Bear Workshop, GameStop, and Lane Bryant fill the specialty retail positions.
Missoula’s primary catchment of approximately 80,000 city residents expands across the metropolitan area to include the communities of the Bitterroot Valley, Flathead Valley, and the broader western Montana region, with a total catchment radius extending approximately 130 miles. The University of Montana campus, located approximately 3 kilometres from the mall, generates a significant student and university employee consumer base. Interstate 90 provides cross-regional car access from Spokane to the west and Billings to the east.
Within the Montana retail map, Southgate Mall holds the dominant enclosed regional position for western Montana and is the only retail centre of its scale within a 130-mile radius. The combination of Dillard’s, Scheels, and AMC Dine-In as anchors, alongside a full complement of national specialty retailers, gives the property a depth that supports both daily convenience and destination retail visits from a geographically dispersed consumer population.
Cafes, coffee and snacks at the property include Auntie Anne's - Cinnabon and Cinnabon.
