CF Rideau Centre is Cadillac Fairview’s downtown Ottawa flagship and the principal enclosed retail property in Canada’s National Capital Region. The mall occupies a full block at the intersection of Rideau Street and Sussex Drive, bridging the ByWard Market on the east and Parliament Hill on the west, with direct skywalk connections to the Westin Hotel and the Shaw Centre convention complex. The Rideau LRT station of the Confederation Line, opened in 2019, sits at the centre’s southern entrance.

The brand mix runs from accessible-luxury to mid-market specialty, anchored by Hudson’s Bay and supplemented by Simons, Sephora, Apple, Aritzia, Lululemon, and Roots. The 2016 redevelopment programme repositioned the property toward the urban-shopper format, replacing the Sears anchor with a Simons flagship and adding ground-floor street-facing retail along Rideau Street. The Dining Hall food concept on the upper level operates at higher productivity than typical Canadian regional mall food service, supported by the downtown office worker catchment.

The catchment composition is structurally different from suburban Ottawa centres at Bayshore or St. Laurent. Federal government employment in the surrounding office towers, Carleton University and University of Ottawa student populations, and the Parliamentary tourism flow combine to produce a weekday-heavy traffic pattern with significant weekend crossover from the ByWard Market entertainment district. International shopper volumes peak during summer and the December holiday tourism window.

The Ontario Teachers’ Pension Plan ownership through Cadillac Fairview positions the asset as an institutional long-hold within the Canadian retail real estate stack rather than a transactional property.
