Promenada București is NEPI Rockcastle’s flagship Romanian asset and one of the largest shopping centres serving the Bucharest metropolitan area, with the Phase 2 expansion under construction to bring total GLA to approximately 110,000 sqm by the planned 2027 opening. The original centre opened in 2013 along Calea Floreasca on the northern fringe of central Bucharest, and the expansion will roughly double the retail footprint while integrating with the surrounding Floreasca City Centre office and residential development.
The format combines premium and accessible-luxury fashion with extensive dining, family entertainment, and a substantial food and beverage cluster engineered for the upper-middle-income demographic of the Floreasca and Pipera business districts that surround the property. Apple, H&M, Zara, Massimo Dutti, and the principal international vertical apparel chains anchor the existing tenant lineup, with the expansion programmed to add luxury and accessible-luxury labels that the original GLA could not accommodate.
The catchment combines the dense residential demographic of northern Bucharest with the substantial daytime workforce of the surrounding office complexes including Globalworth Plaza, Floreasca City Centre, and the Aviatorilor business district. The proximity to the Aurel Vlaicu metro station provides direct rail access from central Bucharest, with the Calea Floreasca road axis carrying parking-led traffic from the broader northern metro corridor.
Within NEPI Rockcastle’s portfolio of around 50 CEE properties, Promenada București is the operator’s largest single asset and the property most consistently flagged as the regional flagship. The Phase 2 expansion will reinforce the asset’s position as the dominant northern Bucharest super-regional ahead of the Mega Mall and Băneasa competitors.
