One Bangkok opened in October 2024 as Thailand’s largest single mixed-use development, occupying a 16.7-hectare site at Wireless Road in the Lumphini sub-district of Pathum Wan, at the intersection of the Silom and Ploenchit commercial corridors. The retail component operates under the Parade and Post 1928 brands, with the Parade wing housing the contemporary and international luxury tenants and the Post 1928 heritage building carrying a curated F&B and specialty retail offer.

The luxury slate is deep enough to compete directly with Siam Paragon and Central Embassy for the same top-tier catchment. Audemars Piguet, Balenciaga, Bottega Veneta, Bulgari, Cartier, Celine, Chanel, Coach, Dior, Fendi, Gucci, Hermès, Hublot, IWC, Kate Spade, Loewe, Louis Vuitton, Michael Kors, Miu Miu, Panerai, Patek Philippe, Piaget, Prada, Rolex, Saint Laurent, TAG Heuer, Tiffany & Co., Vacheron Constantin, Valentino, and Van Cleef & Arpels all trade under the roof. Electronics anchors sit at Apple, Bang & Olufsen, Bose, Dyson, Samsung, and Sony, which is broader coverage than most Bangkok podiums carry.

The athletic and contemporary set covers Adidas, Fila, Lululemon, New Balance, Nike, On, Onitsuka Tiger, Puma, Skechers, and Under Armour, alongside COS, Massimo Dutti, Tory Burch, Uniqlo, and Zara in mainstream fashion. F&B runs through Blue Bottle Coffee, Din Tai Fung, Godiva, Häagen-Dazs, Krispy Kreme, and Starbucks.

The development’s scale is what distinguishes One Bangkok operationally. The 16.7-hectare site combines retail, five office towers, a Ritz-Carlton hotel, an Andaz hotel, a residential component, and a public plaza system that connects into the Lumphini and Sala Daeng BTS stations, giving the property a walk-in catchment across office workers, hotel guests, and residents rather than the pure retail catchment that the older Bangkok podiums operate. TCC Assets and Frasers Property developed the site as a joint venture over the 2018-2024 construction period.
