Manufaktura is one of the most architecturally distinctive shopping and entertainment complexes in Poland and the principal retail destination for the Łódź metropolitan area, opened on May 17, 2006 within the restored 19th-century Izrael Poznański textile mill complex in central Łódź. The development integrates approximately 110,000 sqm of retail and entertainment programming across the modern glass-and-steel central shopping hall and the preserved red brick mill buildings dating to the 1872 Hilary Majewski masterplan, with the original five-storey spinning mill built between 1877 and 1878 defining the architectural identity that the British firm Virgile & Stone and the French firm Sud Architectes coordinated through the early-2000s revitalisation programme.

The format combines a Carrefour hypermarket anchor with extensive fashion volume across the retail floors, alongside the CCC footwear anchor, the Sephora beauty anchor, the Smyk family anchor, and the Cinema City multiplex that together define the principal retail register. Inditex group flagships, H&M, Reserved, and the Polish vertical fashion houses feature in the mid-tier register, with the Experymentarium interactive science centre, the STRATOSFERA family entertainment venue, the Arena Laser Games arena, and the bowling complex anchoring the leisure component. The DoubleTree by Hilton Łódź hotel, opened in 2009 within the restored mill buildings as the original Andel’s by Vienna House property, completes the mixed-use programming alongside the Muzeum Fabryki industrial museum.

The catchment combines the dense central Łódź residential demographic with the broader Łódź metropolitan area of approximately 1.05 million residents, the third-largest Polish urban concentration after Warsaw and the Upper Silesia GOP. The site’s central position between al. Jana Pawła II and the broader Stare Miasto district provides direct walking access from the central Łódź residential and office stock, with extensive surface and underground parking accommodating 3,000 vehicles for the regional motorised catchment from the Pabianice, Zgierz, and Kutno suburban belt. The Karskiego, Drewnowska, Ogrodowa, and Zachodnia street frontage layout provides four-sided pedestrian and vehicle accessibility that distinguishes the property from conventional single-axis Polish retail centres.

Apsys operates Manufaktura on behalf of Union Investment Real Estate, the Hamburg-based German fund that acquired the property from Apsys in 2008 while retaining the French operator’s day-to-day management. Within Apsys’s Polish portfolio of five assets that includes Posnania in Poznań, Centrum Janki in the Warsaw metropolitan belt, Galeria Katowicka, and Galeria Bronowice in Kraków, Manufaktura is the most architecturally distinctive and the operator’s principal heritage redevelopment showcase. The asset’s commercial role within the Polish retail map is the dominant Łódź super-regional, complementing rather than competing with the larger 103,000-sqm Port Łódź on the city’s southern outskirts, with the two properties effectively splitting the Łódź metropolitan retail demand by tenant register and central-versus-peripheral catchment positioning.
