About this mall

Posnania is the largest shopping centre in western Poland and Apsys’s flagship Polish asset, opened in 2016 in the Rataje district of southeastern Poznań along the Jana Pawła II ring road. The 73,000-sqm super-regional centre houses approximately 300 stores across two retail levels, anchoring the Greater Poland regional retail map between Warsaw 280 kilometres east and the German border 200 kilometres west.

The format combines a hypermarket anchor with extensive fashion volume across both retail floors and a substantial dining and entertainment cluster including a multiplex cinema. International vertical apparel brands feature prominently across the tenant mix, with Apple, Zara, H&M, Primark, and the broader international fashion lineup that exceeds the depth available in central Poznań urban retail. The food and beverage concentration ranks among the largest of any Polish super-regional outside the Warsaw metropolitan flagships.

Posnania’s catchment is structurally privileged within the Greater Poland regional map. The Poznań metropolitan population provides the principal demand, with the Wielkopolska, Lubuskie, and Zachodniopomorskie provincial catchments contributing weekend regional volume that the smaller Polish provincial centres cannot fully absorb. The A2 motorway connection between Poznań and Berlin adds cross-border traffic during currency-favourable periods, particularly from German visitors.

Within Apsys’s pan-European portfolio of around 25 properties across France and Poland, Posnania is the operator’s largest single asset by GLA and the property most consistently flagged in investor communications as the leading Polish flagship. The Apsys Polish portfolio expansion since the early 2000s has positioned the operator as one of the principal foreign mall developers in the Polish market alongside ECE Group, Atrium, and Multi Corporation.
