Deira City Centre opened in 1995 at Rebat Street in the Garhoud area of Deira, Dubai, as the first Majid Al Futtaim City Centre branded mall, and among the first modern enclosed shopping centres in the UAE. MAF owns and operates the 115,000-sqm property as the founding asset of the City Centre brand, which now operates 29 malls across 13 countries from Morocco to Kazakhstan.

Everything that became City Centre, Carrefour hypermarket anchor, international fashion at mid-market pricing, a multiplex cinema, a food court, and a Magic Planet family entertainment centre, was established as the format template here in Deira in 1995. MAF formalised that template and reproduced it across the MENA region: Bahrain City Centre, Muscat City Centre, Cairo Festival City Centre, Beirut City Centre all follow the commercial logic that this property originated. Deira City Centre is thus not merely a working regional mall; it is the prototype of a retail format that shaped the physical shopping environment across the Arab world for three decades. The Vox Cinemas multiplex, the full Inditex cluster, H&M, Marks & Spencer, and Sephora have all replaced or supplemented the original tenants as the format modernised, but the structural architecture, hypermarket, fashion, entertainment, food court, has remained.

Deira is Dubai’s original commercial heart, and the immediate catchment reflects that history: the densest trading population in the UAE, the most established South Asian and Arab expatriate residential community, and Dubai International Airport 3 kilometres east. The Union metro station, where the Red and Green Lines intersect, is within reach of the property, and the broader Deira public transport network provides the most comprehensive bus and metro connectivity of any sub-district in Dubai. Dedicated parking for approximately 3,700 vehicles serves the car-dependent segment.

MAF’s commercial assessment of Deira City Centre is principally historical and community-based rather than performance-competitive with Mall of the Emirates or Mirdif City Centre. The property’s catchment is not growing at the pace of the western and eastern Dubai residential expansions, and its format advantage over the larger MAF malls is the original positioning claim, this is where City Centre began, and the density of the Deira residential and trading population that provides a stable visitor base independent of tourism fluctuation.
