Westfield UTC is a 1.2 million square foot open-air mixed-use center in the University City community of San Diego, California, owned and operated by Brookfield Properties. Located just east of La Jolla adjacent to the University of California San Diego campus, the property underwent a $600 million redevelopment beginning in 2017 that repositioned it from a conventional regional mall into one of the most significant lifestyle retail assets on the West Coast. The Palisade at UTC residential tower, built directly on the property, integrated a permanent residential population into the center and completed the transition to a genuine live-work-shop environment.
The UTC trade area sits at the intersection of La Jolla’s established wealth and the technology and biotech employment cluster that extends through University City and Torrey Pines. This combination produces a consumer base with above-average household income, a high concentration of advanced degree holders, and consistent premium retail spending. UCSD’s research and medical campus adds institutional density and a professional workforce that sustains weekday traffic independently of the residential base. The property draws from one of the strongest income demographics in San Diego County without the distance barrier that keeps some consumers from reaching Fashion Valley.
Nordstrom anchors the retail component in a rebuilt flagship format, alongside Macy’s. The luxury concentration added through the redevelopment includes Hermès, Gucci, Louis Vuitton, Saint Laurent, and Chanel Fragrance and Beauty, several of which represent the only San Diego locations outside Fashion Valley. The Apple Store operates as an architectural landmark on the property and ranks among the highest-traffic locations in the region. The dining program is a primary traffic driver in its own right, anchored by Din Tai Fung and Javier’s alongside Raised by Wolves, a cocktail bar embedded within a retail concept that has become a national point of reference for experiential retail. UTC Ice, the only public ice rink in the University City area, continues to operate within the center.
For brands evaluating the San Diego luxury and premium market, Westfield UTC provides access to La Jolla and University City’s concentrated high-income consumer base in a redeveloped environment with Brookfield’s sustained capital investment. Co-tenancy with Hermès, Gucci, and Louis Vuitton establishes the positioning floor. Brands in luxury fashion, premium beauty, and elevated dining will find the trade area demographics and the property’s physical environment aligned with sustained full-price performance.
Sit-down dining at the property includes Din Tai Fung, Ramen Nagi, Seasons 52 and True Food Kitchen. Quick options include Smashburger, Tender Greens, Panda Express, Sbarro and Shake Shack.
