VivoCity opened on 28 October 2006 at 1 HarbourFront Walk in Singapore’s southern waterfront precinct with 99,000 sqm of net lettable area, making it the largest single enclosed shopping centre in Singapore by NLA. The property is owned and managed by Mapletree Pan Asia Commercial Trust (MPACT), the Singapore-listed REIT, as the flagship MPACT retail asset. The building was designed by Japanese architect Toyo Ito, whose distinctive treatment of the rooftop as an active public space became one of the defining features of the property.

The rooftop Sky Park on Level 2 is the most distinctive architectural element in Singapore retail: an open-air amphitheatre, wading pool, and landscaped garden overlooking the Sentosa Island waterfront, functioning as a community leisure space as well as an events venue. From the ground level, the Sentosa Express monorail departs directly to Sentosa Island’s resort and entertainment cluster, Universal Studios Singapore, S.E.A. Aquarium, and Resorts World Sentosa, making VivoCity the gateway transit point for one of Singapore’s principal leisure destinations. The HarbourFront ferry terminal adjacent to the mall operates services to Batam and Bintan in Indonesia, extending the property’s transport connectivity internationally. Cold Storage and NTUC FairPrice Xtra anchor the supermarket and daily-use grocery programming; Golden Village operates the multiplex cinema with IMAX capability; the full Inditex cluster, H&M, Uniqlo, Nike, and Charles & Keith anchor the fashion and lifestyle floors across three levels.

The catchment combines the HarbourFront, Telok Blangah, and Harbourview residential community with the broader Singapore metropolitan population of approximately 5.8 million residents and the substantial Sentosa leisure tourist flow that funnels through the VivoCity transit interchange. Direct accessibility includes the HarbourFront MRT station immediately adjacent at the Circle Line and North-East Line interchange, the integrated bus interchange, and parking for approximately 2,800 vehicles.

MPACT manages VivoCity as the primary income driver within its Singapore portfolio. The property’s commercial positioning is built on three reinforcing advantages that no other Singapore mall replicates together: Toyo Ito’s rooftop public space, the Sentosa Express gateway, and the ferry terminal connection to Indonesia. Scale alone does not explain VivoCity’s sustained footfall, the combination of the leisure island gateway and the waterfront architecture creates a destination rationale independent of the tenant mix.
