Simon opened the centre in Marana on 1 October 2015 with more than 90 retailers, and its 2025 filing lists 366,102 sq ft of owned GLA held outright. National factory and outlet divisions still form the core of the roster, while a visible share of the smaller units is let to Tucson operators trading under their own names.
The centre sits off Interstate 10 at Twin Peaks Road, about 20 minutes from downtown Tucson. Simon identifies Marana, Oro Valley, Dove Mountain and Tucson among the communities it serves, while I-10 also places the property on the main Phoenix to Tucson corridor. Marana itself had an estimated population of 65,523 in 2025, so the effective market extends well beyond the municipality.
The register Simon publishes carries Nike, adidas, Under Armour, Columbia and Vans in sport, Polo Ralph Lauren, Tommy Hilfiger, Calvin Klein, Guess and Brooks Brothers in apparel, Coach, Kate Spade and Michael Kors in accessories, and Ulta Beauty, Levi’s, Old Navy Outlet, Gap Factory and Banana Republic in volume categories. Saks Off 5th, Forever 21 and bebe, all named in the 2015 opening release, are absent from the current store directory, though Saks OFF 5TH still appears in Simon’s leasing material for the property.
The leasing signal is the coexistence of factory formats with service and experience uses in the inline plan. Simon reported the property 91.9 percent occupied at year-end 2025, so the units holding a dance studio, an arcade and a pet adoption centre read as let space rather than as holes in the plan.
