Palm Beach County is one of the strongest full-price retail markets in Florida, which is exactly why an outlet centre works at its centre. Tanger Palm Beach occupies the site of the former Palm Beach Mall on Palm Beach Lakes Boulevard, directly off Interstate 95 in West Palm Beach. The enclosed mall closed in January 2010 after foreclosure; New England Development rebuilt the 80-acre site as an open-air outlet centre that opened on February 14, 2014, and Tanger acquired it in July 2022.
The tenant register shows a centre that intercepts spending from Palm Beach Gardens, Jupiter and the barrier islands rather than the value shopper alone. Saks OFF 5TH anchors, and the premium tier runs through Coach, Kate Spade, Michael Kors, Karl Lagerfeld Paris, Tumi, Brooks Brothers, Polo Ralph Lauren and Le Creuset, with Lacoste and J. Crew in between. The athletic cluster of Nike, Adidas, Puma, New Balance, Under Armour and Skechers, plus Calvin Klein, Tommy Hilfiger, Levi’s and Gap Factory, does the volume.
Seasonality sets the rhythm. The permanent population of Palm Beach County is large enough to carry the centre through the summer, and the winter residents and the visitor flow through Palm Beach International Airport, ten minutes away, lift it from November to April. The adjacent Marketplace, with Whole Foods Market, Nordstrom Rack and T.J. Maxx, gives the site a daily-needs draw that a standalone outlet centre does not have, and it is that combination, outlet plus grocery on the I-95 exit closest to downtown West Palm Beach, that explains why Tanger bought it.
