About this mall

Square One Shopping Centre opened in 1973 at 100 City Centre Drive in the Mississauga City Centre district, with more than 200,000 sqm of gross leasable area following successive expansions, among the largest enclosed shopping centres in Canada. The property is co-owned by Oxford Properties and the Alberta Investment Management Corporation (AIMCo), with Oxford Properties managing the centre, as the largest super-regional anchor for Mississauga and Peel Region.

Mississauga City Centre is Mississauga’s downtown core, home to City Hall, Celebration Square, and the Hazel McCallion Line LRT, Phase 1 of which connects Mississauga’s employment and residential nodes to the Hurontario corridor. Square One is the commercial foundation of this downtown district, and the mall’s expansion from its 1973 opening into a super-regional complex of its current scale mirrors the growth of Mississauga itself from a bedroom suburb into Canada’s sixth-largest city with approximately 720,000 residents. The Hurontario LRT, when fully operational, will provide the first rapid transit connection to Square One from Brampton in the north and to the Lakeshore GO corridor in the south. Hudson’s Bay, a former anchor at the property via a joint venture that also held the Carrefour Laval and Yorkdale locations, permanently closed in June 2025 as part of the chain’s national liquidation. Walmart currently anchors the property, with Sport Chek, Aritzia and H&M among the larger fashion tenants, and Tiffany & Co. and Harry Rosen in the luxury tier. A comprehensive food court and approximately 100 dining options serve a catchment that spans the entire Peel Region.

Mississauga’s population of 720,000 makes it the third-largest city in Ontario and one of the most densely populated suburban markets in Canada. Parking for more than 12,000 vehicles, across surface lots and multi-level parkades, accommodates the predominantly car-dependent Peel Region catchment. The Hazel McCallion LRT incrementally improves transit connectivity as the line’s construction and operations mature.

Oxford Properties manages Square One as the flagship Ontario property within its national portfolio alongside Yorkdale and Scarborough Town Centre. The mall’s scale places it among the largest enclosed malls in Canada, and the Hazel McCallion LRT investment by Metrolinx signals the provincial government’s commitment to supporting this commercial node as Mississauga City Centre matures into a denser mixed-use urban district.
