Upper Canada Mall opened in 1974 at 17600 Yonge Street in the Newmarket community of York Region, Ontario, with 92,000 sqm of gross leasable area and around 180 retail and service units. The property is owned and managed by Oxford Properties (with CPPIB) as the largest super-regional shopping centre for Newmarket and the northern York Region communities.

Running north from downtown Toronto through the entirety of York Region, Yonge Street ranks among Ontario’s most significant and historic commercial arteries (the “Canada’s longest street” claim traditionally attached to Yonge Street reflects a former highway designation rather than the street itself). Upper Canada Mall’s position on Yonge Street at Newmarket, approximately 50 kilometres north of Toronto, captures both the Newmarket and Aurora residential communities and the regional draw from East Gwillimbury, Bradford, Innisfil, and the communities of the Lake Simcoe shoreline that find Newmarket more accessible than making the full drive to the GTA’s major enclosed malls. Newmarket GO Station and the Viva rapid transit service on Yonge Street provide regional transit connectivity. Hudson’s Bay, the property’s traditional anchor, permanently closed in June 2025 as part of the chain’s national liquidation. Aritzia, H&M, Zara and Apple carry a fashion and electronics inline tenant base reflecting the affluent professional demographic of northern York Region, where household incomes are among the highest in Ontario.

The York Region communities of Newmarket, Aurora, East Gwillimbury, and Georgina collectively house approximately 230,000 residents in the primary catchment, per 2021 census figures. Yonge Street and Highway 404 provide the main arterial access. Surface parking for over 3,500 vehicles accommodates the predominantly car-dependent regional catchment.

Oxford Properties manages Upper Canada Mall as the northern York Region anchor within its national portfolio. The Yonge Street corridor’s development as Ontario’s continuous suburban commercial spine gives Upper Canada Mall both its primary arterial access and its competitive context: every retail destination from Toronto to Barrie on this corridor competes for the same northward-travelling consumer who could stop at multiple points along the route.
