The Hayward-San Lorenzo corridor’s primary enclosed regional mall, Southland Mall sits at Hesperian Boulevard and West Winton Avenue in Hayward, serving a mid-market trade area that covers southern Alameda County’s residential and working-class population base from Castro Valley to San Lorenzo and Union City. Macy’s and JCPenney anchor the department store tier; Dick’s Sporting Goods anchors the large-format sporting goods position; Century Theatres anchors the entertainment occasion. The Hesperian Boulevard corridor gives the property access from the I-880 interchange, the main freeway axis for the southern East Bay residential and industrial corridor.
The fashion register serves the mid-market household: Foot Locker and Champs Sports cover the athletic footwear and apparel categories. Sephora and Bath and Body Works provide the beauty anchor positions. The food court and full-service dining complement drive the family and weekend visit occasion. The property’s co-tenancy is calibrated to the southern Alameda County demographic — a diverse, working-class, and middle-income residential base that the mid-market department store and entertainment configuration serves effectively.
Southland’s value to expansion teams lies in its geographic position: the property serves the southern Alameda County trade area that neither the Fremont nor the Oakland formats capture cleanly, and its scale and anchor depth exceed what any community or neighborhood center in the Hayward-San Lorenzo corridor can offer for comparison shopping. Brands targeting the diverse mid-market East Bay household at accessible price points will find the property’s anchor configuration and trade area scale consistent with that commercial thesis.
