Designer Outlet Roermond is McArthurGlen’s principal Benelux outlet asset and one of the largest outlet centres in continental Europe, opened in 2001 at Roermond in the Dutch Limburg province along the A73 motorway corridor near the German border. The 47,000-sqm outlet centre houses approximately 200 boutiques in the open-air village format that defines McArthurGlen’s pan-European outlet template, with brand-direct stores offering 30 to 60 percent discounts on previous-season collections.

The brand mix concentrates at the accessible-luxury and contemporary fashion tier with sportswear, accessories, and lifestyle specialists across the open-air retail streets. Hugo Boss, Gucci, Prada, Burberry, Polo Ralph Lauren, Michael Kors, and the principal international luxury and contemporary outlet brands feature alongside Dutch and Belgian fashion houses, with the depth of luxury concentration tracking among the strongest of any continental European outlet centre.

The catchment is structurally distinct from any other Dutch retail asset. The German cross-border traffic from the western North Rhine-Westphalia residential belt around Düsseldorf, Mönchengladbach, and Aachen provides the principal weekend visitor flow, with Belgian Wallonia and Luxembourg cross-border demographics adding secondary demand. The A73 motorway connects the property directly to the German border at Venlo, with tour-bus operators routing organised group visits from across western Germany and the broader Benelux.

Within McArthurGlen’s portfolio of around 25 European outlet properties, Designer Outlet Roermond is the operator’s largest single asset by visitor flow and one of the principal European Outlets globally. The asset complements the operator’s smaller Maasmechelen Village in Belgium and the Luxembourg Designer Outlet at Messancy that together capture the cross-border German and Belgian outlet shopping demand at scale.
