About this mall

McArthurGlen opened Designer Outlet Parndorf in August 1998 as the first designer outlet in the German-speaking world, built on greenfield land at the border triangle of Austria, Hungary and Slovakia. The location was a deliberate bet: McArthurGlen wanted a site that could draw Viennese shoppers while also reaching Hungarian and Slovak consumers newly able to cross an open border after 1989.

The center has expanded through five construction phases since opening, reaching roughly 37,000 sqm of sales space and 160-plus stores. Its fourth construction phase, around 2011, brought in luxury tenants including what the center’s own general manager describes as one of Karl Lagerfeld’s largest stores in Europe, alongside Armani and Versace, shifting the center’s positioning upmarket from its original sports-led tenant base of Nike and Adidas.

Visitor numbers reached 6.8 million in 2023, a record that surpassed pre-pandemic 2019, with growth concentrated among cross-border shoppers from Slovakia and Hungary (up 27 percent) and further afield from the Czech Republic, Romania and Serbia (up 24 percent). McArthurGlen markets the center directly in six European languages across six countries to sustain that pull.

Roughly a third of the outlet’s workforce commutes from Slovakia and Hungary, drawn by wages above what’s available at home combined with proximity, a staffing model that mirrors the center’s shopper base. Parndorf Ort station connects the outlet to Vienna’s Hauptbahnhof in about 35 minutes and to Bratislava via a branch line, reinforcing the site’s function as a three-country retail hub rather than a purely Austrian one.
