Southwestern Riverside County has only one enclosed retail asset at a super-regional scale: Promenade Temecula. The 1.1 million square foot Class A property opened in 1999 at 40820 Winchester Road and serves as the dominant comparison-shopping destination for Temecula, Murrieta, Lake Elsinore and Menifee. Managed within the Brookfield/GGP retail platform, the mall benefits from a trade area that is geographically separated from both San Diego’s core retail assets and the larger Los Angeles basin.
The Temecula-Murrieta corridor combines suburban population growth, above-Inland-Empire household incomes, and a professional residential base shaped partly by commuters and military-affiliated households along the northern San Diego County edge. Temecula sits roughly 60 miles north of downtown San Diego and 85 miles southeast of Los Angeles, which gives the property a practical geographic capture over shopping occasions that would otherwise require a long freeway trip to San Diego, Orange County or the Inland Empire’s western retail nodes.
JCPenney and Macy’s anchor the department store tier, while Dick’s Sporting Goods, Round One Entertainment and the cinema component extend the property beyond a traditional two-anchor enclosed mall model. H&M, Hollister, Foot Locker and the broader specialty retail mix support the mid-market fashion, footwear and youth-oriented categories. Dining and service tenants add repeat-visit functions, while the entertainment layer helps maintain dwell time beyond the conventional department store trip.
For brands evaluating the Inland Empire’s southern edge or seeking coverage of the northern San Diego County fringe, Promenade Temecula offers access to a trade area with limited direct competition at a comparable scale. The property captures necessity, fashion, footwear, entertainment and family shopping occasions within one asset, making it more relevant for mid-market and accessible premium expansion than smaller neighborhood formats in the surrounding submarket. Continued residential growth in Murrieta, Menifee and the broader southwest Riverside corridor reinforces the long-term case for the location.
Sit-down dining at the property includes California Pizza Kitchen, P.F. Chang's, The Cheesecake Factory and Yard House. Quick options include Charley's Philly Steak, Panda Express and Sbarro.
Other attractions at the property include Red Door Escape Room and Round1 Bowling & Arcade.
