Mall of Split opened in 2016 as the first large-format enclosed mall serving Croatia’s second city, filling a gap that had previously sent Split-area shoppers to smaller high-street retail or to Zagreb for a comparable brand mix. At 60,000 sqm, the center is sized to hold that position rather than to compete on scale with Zagreb’s larger malls.
An INTERSPAR hypermarket anchors the grocery draw, while the fashion register runs almost entirely through three retail groups: Inditex brands Massimo Dutti, Oysho and Stradivarius sit alongside Calzedonia Group’s Tezenis and Intimissimi and Polish LPP labels Reserved, Mohito, Sinsay and Cropp, plus H&M and Mango. That concentration of multiple European groups in one tenant mix is unusual for a market this size and reflects how quickly all of them moved into the Adriatic coast after 2010.
Nike, Skechers and Intersport carry the sports floor, while Sport Vision and a Hajduk Split fan shop tie the center to the city’s football identity, a co-tenancy pairing with no equivalent on Split’s older retail streets. Local tenants including Zlatarna Peristil jewellers and Hrstic Bakery hold space alongside the international roster rather than being pushed to a separate local-vendor section.
That mix, international fast fashion anchored by a hypermarket, with local retailers integrated rather than segregated, has made Mall of Split the reference format for coastal Croatian cities weighing whether their own markets can support an enclosed mall of similar scale.
