Kennewick, Washington, at the confluence of the Columbia and Snake Rivers in the Tri-Cities metropolitan area, serves as the commercial hub for a regional market drawing from southeastern Washington, northeastern Oregon, and southwestern Idaho, sustained by the Hanford nuclear cleanup complex in Richland, the Columbia River Basin agricultural economy, and the wine country corridor that the Walla Walla and Yakima Valleys generate. Columbia Center Mall, the 733,000 square foot enclosed regional mall on Kennewick Avenue, is the primary enclosed comparison-shopping destination for a trade area whose distance from Spokane, Portland, and Boise gives the Kennewick property a captive catchment extending well beyond the city limits.
JCPenney and Macy’s anchor the department store tier. lululemon serves the premium activewear category. DSW serves the large-format footwear occasion. Boot Barn, the western boot and workwear retailer, occupies the western lifestyle apparel and footwear position for the eastern Washington farm, ranch, and outdoor labor workforce. Ben Bridge Jewelers and Weisfield Jewelers, the Pacific Northwest-founded fine jewelry chains with strong regional consumer recognition in Washington, Oregon, and Idaho, give the property local identity jewelry anchors. Coach serves the accessible luxury position. Barnes and Noble anchors the books and culture retail category.
The fashion floor covers Abercrombie and Fitch, Aerie, Aeropostale, American Eagle, Buckle, Chico’s, Eddie Bauer, Express, Gap, Garage, Hollister, Lane Bryant, LOFT, Maurices, Old Navy, Tillys, Torrid, Vans, and Victoria’s Secret. Champs Sports, Dick’s Sporting Goods, JD Sports, lululemon, and Zumiez cover the athletic footwear and sporting goods register. Twigs Bistro and Martini Bar, the locally-founded Tri-Cities full-service restaurant, gives the property a regional dining identity anchor. The property serves the Columbia Basin’s wine country, agricultural, and federal employment household as the primary comparison-shopping destination between the Spokane retail core to the north and the Portland metro market to the west.
