Positioned on Interstate 80 midway between the San Francisco Bay Area and Sacramento, Vacaville Premium Outlets captures the I-80 commuter corridor’s outlet demand from both directions. The 445,000 square foot Simon property at Nut Tree Road serves as the primary outlet option for the Sacramento metro resident seeking Bay Area brand depth without driving into the Bay Area, and simultaneously as the first major outlet stop for the Bay Area resident heading east on I-80. That corridor positioning produces a catchment that extends well beyond Vacaville’s 110,000 resident population, drawing from the Sacramento suburbs, the Solano County communities, and the Napa Valley day-trip circuit.
The home goods outlet register is the most distinctive category concentration in the Vacaville tenant mix, led by Crate and Barrel Outlet and supported by West Elm Outlet, Le Creuset Outlet, and Zwilling J.A. Henckels, providing a premium home furnishings, kitchenware, and cookware outlet tier that few comparable Simon outlet properties offer at this depth in Northern California. That combination draws the home-furnishings-motivated outlet shopper rather than the fashion-motivated visitor, producing a visit occasion and average transaction profile different from the typical outlet center dynamic.
The accessible luxury and contemporary premium fashion register covers the standard Simon outlet brand set: Coach, Kate Spade, Michael Kors, Marc Jacobs, Polo Ralph Lauren, BOSS, 7 For All Mankind, Calvin Klein, Banana Republic Factory, Hollister, Abercrombie, American Eagle, Gap, LOFT, and Tommy Hilfiger. Nike, Adidas, The North Face Outlet, Columbia, Under Armour, New Balance, Merrell, Puma, and Skechers anchor the sportswear and outdoor outlet categories.
For brands evaluating the Northern California outlet corridor, Vacaville sits between the luxury concentration at San Francisco Premium Outlets in Livermore to the west and the Sacramento outlet properties to the east, occupying a mid-market position on the I-80 corridor that serves commuter traffic independently of either end’s primary trade area. The Movado Company Store anchor confirms a watch and fine accessories category above what the mid-market fashion mix alone would signal.
