Smith Entertainment Group is rebuilding the 111-acre South Town site around professional-team training facilities while the retail center remains open. It acquired the property from Pacific Retail Capital Partners in August 2024 and opened the Utah Mammoth practice and training facility in September 2025, 146,000 square feet with two NHL-regulation sheets. A Utah Jazz practice facility is under construction, and a roughly 60,000 square foot Intermountain sports performance center announced in May 2026 is due in 2028. The operator states the property stays open throughout.
Pacific Retail stayed on as leasing and management agent after the sale, and the retail tier continues to trade. JCPenney holds the anchor department store position. HomeGoods and Marshalls cover off-price, REI covers outdoor, and Round1 Bowling & Arcade took former department store space as the chain’s first Utah location.
An active-use cluster has built up alongside the franchises. Momentum Indoor Climbing and Pinnacle Gymnastics trade at the property, and Automotive Addiction holds the box Forever 21 left in January 2020. Bohme, Morgan Jewelers, Salt City Sweet Shop and Pop City Utah add a regional and specialty layer around the larger-format uses.
What South Town cannot answer yet is whether professional sport infrastructure draws retail traffic on its own terms. One NHL facility operates today and an NBA facility is still being built. What a tenant signs into is a working mall running through a construction program into 2027, with the sports campus assembling around it rather than replacing it.
