Tanger reports 464,000 square feet against a trade area of 1.1 million people and 4.5 million annual visits, describing the property as outlet shopping with Southern charm serving a large tourist market. Pooler sits west of Savannah on the Interstate 95 corridor, which is what converts a regional catchment into a visitor one.
The regional grouping is unusually developed. Palmetto Moon, Simply Southern, Spartina, Just Peachy and Lowcountry Honey Products sell into a specifically Southeastern identity, and River Street Sweets and Peach Cobbler Factory extend it into food. Ariat, Wrangler and Mountain High Outfitters hold western and outdoor positions above them, with H&M, Nike, Coach, Kate Spade and Michael Kors covering the national outlet tier.
Fitness, family entertainment and a children’s museum now sit beside the factory stores, broadening the reasons to visit beyond shopping alone. That is the leasing signal worth reading on coastal Georgia: an outlet center taking on uses the enclosed format used to hold.
