Southlake Mall pairs regional-mall scale with an active reworking of its department store boxes, at the U.S. 30 and Interstate 65 interchange, with a Merrillville mailing address in Northwest Indiana. It opened on 18 September 1974, was redeveloped in 2007, and carries 1,360,000 square feet on two levels. Pacific Retail Capital Partners counts 160 stores and 7,741 parking stalls, and records more than 6 million visitors and $250 million of sales a year.
JCPenney and Macy’s hold the department store anchors, with an AMC Showplace 12 listed alongside them. The two remaining anchor positions are moving in different directions: one of 216,982 square feet across two levels is available, and one of 138,640 square feet is under development as Cube Works. Kohl’s trades from a freestanding building on the site, and Macy’s Backstage sits within the Macy’s floor plate.
H&M at 19,433 square feet, Victoria’s Secret at 12,365, Rally House and DTLR carry the lower level, where the larger apparel and sports units sit. Dry Goods, Akira, Miniso, JD Sports and Swarovski trade upstairs among the footwear and youth retail. Kids Empire occupies 12,600 square feet on the upper level, putting an entertainment use into space that had been oriented around conventional retail.
Cooper’s Hawk Winery and Restaurant, Olive Garden, Chili’s Grill and Bar, Chick-fil-A, Buffalo Wild Wings, Dos Bros, Potbelly and Red Robin trade on and around the site, with Starbucks, Firestone and Cycle Gear on the pads and a Target operating immediately east of the mall. Pacific Retail puts the population within ten miles at 353,438 in 143,016 households at an average household income of $102,549, and counts 67,722 vehicles a day on U.S. 30 and 103,876 on Interstate 65.
