Dillard’s did something unusual at South Plains Mall in October 2024. It built a new 220,000 square foot store from the ground up on the parcel Sears vacated in January 2019 and consolidated its two existing locations into it, so a departed anchor and two of the retailer’s own boxes gave way to a single larger replacement. That is a rarer transaction than a straight backfill and a firmer signal about how Dillard’s reads Lubbock.
Macerich lists the anchor tier as Dillard’s, JCPenney and a Premiere LUX 16 with IMAX. The Home Depot adds a large-format draw on the property alongside them, and Barnes & Noble holds books. Macerich describes the center as the hub for shopping, dining and entertainment in the West Texas region, drawing on a trade area it puts at 40,000 square miles across 35 counties.
The inline space also carries a substantial smaller-operator layer. Red Raider Outfitter sells Texas Tech merchandise into the city the university defines, Boot Barn and the Dallas Cowboys Pro Shop hold the western and licensed-sport positions, and smaller local and specialty operators including B & B’s Boutique, Dorothy Gene’s, Marieta’s, The Gold Lodge and Custom T’s Factory trade alongside the national chains.
The leasing question in West Texas is not which Lubbock center to enter but whether a catchment spread across 35 counties supports a store at all. The anchor tier carries the argument: a retailer already holding two boxes here chose to consolidate them into a larger 220,000 square foot replacement.
